On November 3, 2016, several members gathered to share their insights from the ULI Fall Meeting in Dallas, TX on October 24-27, 2016. Moderated by Bridget Grant of Moore & Van Allen, panelists included Ron Steen, Lincoln Harris, Brian Nicholson, Leon Capital Group, and Rhett Croker, LandDesign. Below are highlights:
Ron Steen (see PowerPoint)
- 5% of sickest patients consumes 50% of healthcare spending
- 15% boomers consuming healthcare, focus on 85% not consuming but will soon
- Design implications – technology (remote check-in) onsite pharm, exams (virtual consults)
- Everything in 1 place: surgery prep, surgery, post-surgery, etc.
- Facilities will be flexible rather than single purpose. Need to get code updated to address this trend.
- Must get more efficient, reduce cost of delivery.
Brian Nicholson (see PowerPoint)
- Attracting & keeping companies (Toyota, JPM, SF) quality of life, airport, talent, capability of finding jobs for spouses, upward mobility
- Relocation negotiations are driven by HR folks (people) as opposed to CFO/leases
- “Naturally occurring affordable housing”
- “Optionality” – 1 bedroom apt with option to live and be your office (people come to your place)
- “Adjacencies” – “finding the shade in the tree” – firms seeking adjacent sites to larger catalytic projects to help contain costs
- Disruptive technologies – 4th industrial revolution (steam engine, Henry Ford, automation in automotive) 4th in 2010 IOT (internet of things) do it from anywhere
- Driverless cars in 10-15 years, predict Uber driverless cars by 2030 (75 cents/mile for driver, 15 cents/mile for drive less). How will parking change?
Rhett Crocker
- Retail and mixed use – student housing, higher quality, same when they get their first place
- Universities – mixed use, walkability important
- Master plans still focusing on retirement (the Villages in Florida)
