On November 19, 2015, ULI Charlotte (#ULICLT) hosted more than 200 attendees at the Trends in Real Estate (#ULITrends16) program.  Speaker Dean Schwanke of ULI, provided a summary of the national survey results of the Emerging Trends Report, followed by a panel of Charlotte experts:  John Harris, Lincoln Harris; Sherrie Chaffin, Trinity Capital Advisors; Lyle Darnall, Edens; and Steve McClure, Spectrum Multifamily.  A summary of the program was featured in the Charlotte Observer (thank you Ely Portillo) can be found here.

Are there differentials in the single family market between urban, suburban, and ex-urban markets?

Answer from Moderator

Positive. Clearly our market feeds off of Charleston port. We
are seeing products transitioned straight from Charleston
Port to Charlotte. Shift from LA post as main port with the
new canal expansion, there may be stopping points up coast.
We have the good fortune to have intermodal at airport

Can you speak to the competition arising from markets
such as Rock Hill and whether they are a significant
competitor?

Rather than discussing the market sectors as distinct
entities, shouldn’t there be more discussion of real mixed
use? How can Charlotte be more effective in developing
mixed use communities?

Clearly public and private sectors need to come together to
address together.

Where is the 100,000 SF new-to-Charlotte office user?
Are there requirements floating in the market today?

Answer from Moderator

Yes, there is interest in the market place. Types of product is
some of the drivers – we are able to adapt and provide
different alternatives to their location. We will need to
consider “creative office space”.

Talk about the new paradigm of boomers wanting to live
near universities and how Charlotte may be responding to
this?

Answer from Moderator

The drive could be lesser maintenance costs – plus other
services/amenities readily available. The ongoing education
opportunities offer a good energized and interactive
community. Also, Boomers want to live closer to their kinds.
